Property Inventory Services
As a condition of letting their property, landlords commonly require a deposit to be paid by the tenant as a matter of security. This is normally in case of non-payment of rent or damage to the property – This is where a property inventory comes into play.
A property inventory is a report detailing the state of a property at the beginning of a tenancy. The report will describe the property, furniture, fittings plus the condition at the time of the inventory check.
If anything is damaged in the property, the inventory can clearly determine whether the damage was caused before or after the move in. We believe that it is in the best interests of both the vendor and the tenant to carry out and check an inventory as it can help avoid a dispute over a tenancy deposit when they move out.
At Pinpoint Homes, we provide comprehensive property inventory management and services, with detailed notes and photographic reports that are date and time stamped. We always ensure clarity and integrity of our reports, as well as on-time delivery and efficiency.
Property Inventory with Check-In
In our opinion, we believe that it is imperative an inventory is ordered and carried out before a tenant moves in. This is to avoid a potentially expensive and time-consuming ordeal, which is why we offer property inventory with check-in.
On the day the tenant moves in, we can arrange for an inventory report to be conducted beforehand so it is ready to go through with the tenant themselves later on. They will then be able to sign the report once procedures are complete, so the process is streamlined and competent.
Mid-Term Property Inventory
Mid-term property inventory inspections, also known as interim routine inspections, are carried out at regular periods throughout the tenancy. Roughly on a quarterly basis, this procedure allows landlords to stay up to date with the condition of the property.
Any obvious signs of damage can be notified and dealt with, as well as any breaches to the tenancy agreement, by both the tenant and the landlord. Remember to give the tenant 24 hours’ notice in writing before the visit.
Property Inventory Check-Out
At the end of the tenancy, a check-out property inventory should be conducted. This is in order to compare the current condition of the property against the initial check-in and mid-term inventory reports.
The state of the property is expected to be in exactly the same condition as when they first moved in, so they should make sure it is by cleaning and tidying it plus undertaking any repairs if necessary. Deductions from the tenant’s safety deposit can be taken for anything considered above ‘wear and tear’ and for additional cleaning costs if necessary.
Property Inventory FAQs
Do I need a property inventory report?
Property inventories are required by law and are a vital part for the UK rental process.
Does it make a difference whether the property is furnished or unfurnished?
Whether unfurnished or otherwise, the report will take note of the walls, flooring, windows, doors, kitchen units and appliances; all of which are arguably the key aspects of the property. Bearing this in mind, it is just as important to obtain a report for an empty property as it is a fully furnished one.
How long does an inventory take?
Typically, the report will take approximately 2 and a half hours. Of course, this will depend on the number of bedrooms and whether the property is furnished.
What areas do you cover?
We cover the Enfield area and anywhere inside the M25 subject to availability.
What is the turnaround time for your inventory reports?
We are able to provide a completed report within 12 hours, upon request.
What does ‘wear and tear’ mean?
The House of Lords defines wear and tear as “Reasonable use of the premises by the tenant and the ordinary operation of natural forces”. ‘Wear and tear’ is caused by day-to-day living. For example: a brand-new carpet would show signs of use, a threadbare carpet at the start of your tenancy might now have worn through, and window frames might have peeling paint due to wind and rain.
